The Rise of Downtown Living: A Deep Dive into RiverHouse at 160 Macdonell Street, Guelph

If you’ve spent any time in Downtown Guelph over the last decade, you’ve watched the skyline evolve. At the heart of that transformation stands RiverHouse, located at 160 Macdonell Street. While many locals often refer to this as “the first Tricar building,” I like to set the record straight: it was actually Tricar’s third foray into our Royal City.

Before RiverHouse reached for the clouds, Tricar established its reputation here with the Riverside Residences On The Park condos and 61 Wyndham Street S. (perched just south of the Speed River). However, there is no denying that RiverHouse was the project that truly signaled a new era for downtown urbanism.

A Launch to Remember

I remember the buzz when this project was first announced. It wasn’t just a “soft launch”; it was an event. Potential buyers lined up inside Old Quebec Street Shoppes, waiting at the Tricar sales office to get their hands on the floor plans and secure their preferred units. It was a clear indicator that Guelph was ready for high-end, high-rise living right in the core.

Amenities that Rival a Boutique Hotel

What sets 160 Macdonell apart is the 4th-floor amenity hub. Tricar didn’t hold back here. Whether you’re hosting a family milestone or just looking to maintain your wellness routine, the building offers:

  • A fully equipped Gym and Media Room.
  • A sophisticated Dining Room and Chef’s Kitchen for private events.
  • An expansive Party Room that opens onto a massive Terrace complete with BBQs—perfect for those summer evenings overlooking the city.
  • A dedicated Guest Suite for when friends visit from out of town.

For those seeking the pinnacle of Guelph luxury, the 17th and 18th floors house expansive suites with premium finishes and views that, in my opinion, are some of the best in Southern Ontario.

The Michael Bennett “Insider Tips”: Parking and Logistics

As your local advocate, I always want to make sure you know the “fine print” that doesn’t always show up in a glossy brochure. If you are looking at a unit in RiverHouse, pay close attention to the parking configuration:

  1. Tandem vs. Side-by-Side: If a listing mentions two parking spots, verify the layout. Some units feature tandem spots (one car parked behind the other), which works for some lifestyles but might be a dealbreaker for others.
  2. EV Readiness: As we move toward a more tech-forward future, keep an eye out for spots that are EV ready. They are increasingly coveted in this building.
  3. Guest Access: While downtown parking can be a headache, RiverHouse is uniquely positioned. There is a municipal parking lot immediately behind the building for guests, and two short-term loading zones right out front for quick drop-offs or deliveries.

The Neighbourhood Vibe: SOL Bakehouse

Living at Riverhouse means you are steps away from the GO Station and the Sleeman Centre, but you don’t even have to leave the building for a world-class caffeine fix. SOL Bakehouse is now located on the ground floor. It has quickly become one of my favourite spots to grab a treat before heading out on walk through Downtown Guelph to the Guelph Farmer’s Market.

Whether you’re a “Ward” local like me or looking to downsize into a turn-key luxury lifestyle, RiverHouse remains a gold standard in our community.

Curious about current valuations or upcoming listings at 160 Macdonell? I’m always happy to chat—whether it’s about real estate, the best local golf courses, or my latest travel postcard. Give me a shout!
