The beginning of the year saw rising inventory outpace slowing sales activity across the city.

  • Median Sale Price: $724,000 (Down 7.51% year-over-year).
  • Average Sale Price: $741,343 (Down 6.06% year-over-year).
  • Sales Volume: $49.67M (A 37.31% drop from last January’s $79.22M).
  • Unit Sales: 67 transactions (Down 34.31%).
  • New Listings: 245 (A surge of 38.67% from last year).
  • Average Days-on-Market: 46 days (Up 6 days from last year).

Hyper-Local Insights: The Neighbourhood Perspective

From the quiet, tree-lined streets near St. George’s Park to the bustling atmosphere of Downtown and the historic character surrounding Guelph General Hospital, our city’s diverse pockets are all feeling the shift.

With a unit sales-to-listings ratio of 27.35% (down from 40.64% last year), buyers now have significantly more choice and leverage. This “breathing room” in the market is a great time to explore the unique properties that make our central neighbourhoods so special.
