June 2026 Guelph Real Estate Market Update: Navigating the Buyer’s Market

Whether you are enjoying a stroll through Riverside Park, cycling the Riverside-to-Guelph Lake Trail, or wrapping up a round at Cutten Fields, there is no denying that June in our Royal City is beautiful. But while our local parks are in full bloom, the housing market is behaving a bit differently this season.

The June 2026 data is in, and the trend we’ve been watching has solidified: The City of Guelph Real Estate Market currently favours buyers.

The June Big Picture: Buyers Hold the Reins

The numbers show that inventory continues to outpace sales activity, keeping our monthly sales-to-listings ratio at 37.02%. Because this sits below the 39% threshold, buyers may continue to find themselves in favourable negotiating positions.

While prices and overall transaction volumes are down year-over-year, there is a silver lining for single-family homeowners. According to the House Price Index (HPI), while the value of an average home and condo apartment in Guelph has dipped since May, single-family homes are still trending up slightly compared to three months ago. Let’s hope we can sustain those gains through the summer and see a broader rebound when the fall market arrives!

  2. Patience is a virtue. With average days-on-market sitting at 37 days, expect your home to take a little longer to sell.
