A firm sale is a massive milestone! Now that the “Sold” sticker is on the sign, it’s time to focus on a smooth transition. Whether you’re moving from a classic Red Brick Home in Exhibition Park or a mid-century modern gem in the General Hospital area, following this checklist ensures you tie up every loose end with the professional care your home deserves.


1. Addressing Rental Appliances: A Top Priority

In Ontario, rental contracts are a critical detail. These must be formally transferred or cancelled well before the keys change hands.

  • Notify Reliance Home Comfort Immediately: You must contact Reliance to notify them of the sale. This is often the most time-sensitive item on the list, so make it your first phone call.
  • Action: Advise them of the closing date and the new owner’s name.
  • Check Your Agreement: Double-check your Agreement of Purchase and Sale (APS) or touch base with me to confirm which items (water heater, furnace, or AC) are listed as rentals.

2. Managing Utilities and Services

To avoid unexpected bills and ensure a seamless transfer, schedule your service changes early.

  • Cancel Key Utilities: Contact your providers to schedule cancellations effective the day after closing:
    • Hydro (Alectra Utilities): 519-822-3010 | Alectra Website
    • Water/Sewer: Note: The City of Guelph is transitioning water billing to be handled directly by the municipality. Please double-check your most recent statement to confirm if you need to contact the City of Guelph Water Department or Alectra for your final reading.
    • Telecom: Contact Bell, Rogers, or TekSavvy to disconnect internet, cable, and phone lines.
  • Notify Local Contractors: If you have ongoing help keeping the property sharp, let them know their services are no longer required after closing. This includes:
    • Snow removal (essential for those Guelph winters!)
    • Lawn care and landscaping
    • Pool maintenance

3. Legal and Financial Finalization

  • Lawyer Appointment: Your lawyer will contact you (typically 5-7 business days before closing) to sign the final documents. If you need a recommendation for a great local firm near Downtown or the South End, just ask.
  • Insurance Transition: Contact your insurance provider immediately. You are responsible for the property until the sale officially closes. Ensure your policy remains active until the day after the closing date.

4. The “Hidden-Gem” Clean-Out

Guelph homes, especially our historical gems in The Ward, often have secret charms. Ensure the home is completely empty except for fixtures included in the APS.

  • Double-Check for Keepsakes: We’ve all tucked things away in “safe places.” Take a final walk-through of:
    • Cubbies, drawers, and the very back of closets.
    • Basement or attic storage nooks (especially behind those old furnace ducts).

5. The Final Presentation: A Classy Handover

Passing along a home is about more than just a transaction; it’s about community. A little effort goes a long way for the new owners.

  • Tidy the Exterior: Curb appeal matters until the very last second. Mow the lawn or clear the autumn leaves. If it’s a typical Guelph flurry, ensure the walks and driveway are shovelled.
  • The “Welcome Home” Essentials: Moving day is chaotic. I always suggest leaving a fresh roll of toilet paper in each bathroom and a box of Kleenex on the kitchen counter. It’s a simple, classy gesture that the new owners will deeply appreciate the moment they walk through the door.
  • A Quick Final Clean: A sweep and a wipe-down of counters and bathrooms ensures the new owners move into a home that feels respected and welcoming.
